What a pro does

The first thing ruled out on a Delmarva no-hot-water call is the supply, not the heater. On a private well, and the rural stretches around Millsboro and Greenwood run on almost nothing else, a waterlogged pressure tank or a pump losing prime turns up as weak and unpredictable hot water long before anyone suspects the well, because the tank empties faster than the well refills it. Once supply checks out, attention moves to the unit. Natural gas mains stop at the town limits across most of the peninsula, so rural homes run electric or propane, and an electric tank means elements and thermostats rather than a pilot and a thermocouple. Sediment is the other local variable. Shallow water drawn from the Columbia aquifer carries iron and manganese, and those settle into a hard layer across the tank floor, sitting between the lower element and the water it's meant to heat. A tank that rumbles and runs out early usually has 2 or 3 inches of it packed across the bottom.

More often than people expect. A short-cycling pump or a waterlogged pressure tank delivers unsteady volume, and the hot side is where anyone notices first, since the heater needs a steady feed to keep pace. Pressure and pump behavior get checked before a panel comes off the tank.
Natural gas distribution on the peninsula is largely confined to the towns and the northern corridor around Wilmington and Newark. Outside that, a home runs on propane or on electricity, and electric tanks are the default across most of the lower peninsula. That changes which parts fail and which ones get tested.
It contributes. Iron and manganese drop out of solution as water heats and build a sediment layer that insulates the burner or the lower element. The unit then runs longer to reach the same temperature, the element works harder than it was built to, and the tank ages faster than its label suggests.
On municipal supply it usually is. On a Delmarva well it's ambiguous, because iron in the raw water already stains fixtures and laundry on both sides. The useful test is whether discoloration shows only on the hot side, which points at the tank, or on both, which points at what is coming in from the ground.
