How insurers decide on water damage

Sudden and accidental is the dividing line

A pipe that bursts, a supply hose that splits or a water heater that fails all at once are the losses homeowners policies are written to cover. Damage that built up over time, like a slow leak or a worn roof, is treated as maintenance and excluded.

Flood is always a separate policy

Rising water from outside, whether a river, storm surge or surface runoff, is excluded from homeowners and renters policies. It needs an NFIP or private flood policy, which most lenders require in a FEMA high-risk zone.

Backups need an endorsement

Water that comes back up through a drain, a sewer line or a sump pump is excluded from the base policy. A water backup endorsement adds that coverage, with its own limit.

Documentation carries the claim

Adjusters decide from the record: photos before anything moves, the failed part, moisture readings and a list of affected materials. A restoration pro builds that record while drying the home, which is why insurers see them on most water claims.
